Nature of the service

Underwrite is a research and discovery tool that surfaces statistically interesting Dubai real estate opportunities. We are not a regulated advisor, broker, or valuer. Nothing on this site constitutes a recommendation to buy, sell, or hold any property.

No reliance

You agree that you will independently verify any data before acting, engage qualified professionals where appropriate, and not rely exclusively on Underwrite output for any transaction. Past patterns do not guarantee future outcomes.

Liability

To the maximum extent permitted by applicable law, Underwrite and its operators disclaim liability for any loss, damage, or cost arising from use of the service. Where liability cannot be excluded by law, it is limited to the fees paid by you in the preceding twelve months.

Acceptable use

You may not scrape, redistribute, resell, or use the service to train competing models. You may not impersonate others, attempt to circumvent paywalls, or interfere with the operation of the site.

Governing law

These terms are governed by the laws of the United Arab Emirates. Disputes will be resolved in the courts of the emirate of registration of the operating entity, once incorporated.
